Abstract

 The objective of this paper is twofold. 1) to propose from a methodological point of view  a new estimation of housing demand in Brazil (from the family component), which can be applied to national, regional, state, and municipal levels, and also for the intra-municipal analysis; 2) to present the results of the estimation for the country, by utilizing the National Household Survey (PNAD). The basis of the methodology takes into account the headship rate (% of heads of households in relation to the population of each age group), the average age at marriage and the life cycle of persons and families. Faced with the demographic transition process and the changes in the age structure, the ageing process in Brazil has progressed very fast. As a result, housing demand is affected in a very important way by the demographic dynamics and it has significant regional impacts.
